While at Fannie Mae, she provided the GSE’s official monthly forecast for the economy, housing market, and mortgage market stocks and flows, as well as providing analyses on trends in the mortgage market, including characteristics of borrowers, homeowners, and mortgage products.DS News spoke to Boesel on trends impacting the investment and rental market, including the ongoing trade war and the QM patch.How has the influx of single-family rentals impacted the market?The stock of single-family rentals grew during the foreclosure crisis as investors turned foreclosed homes into rentals. While there has been an influx of single-family rentals, demand for these rentals has also been high. Some of the demand has come from households displaced by foreclosure and some has come from millennial households who are looking for a single-family home but are not ready to buy. Just as the market has a low supply of for-sale housing, some markets also have a low supply of for-rent housing, which has driven rents up.Built-for-rent properties will most likely be built in areas where there is a need for more rental supply.Do recent indicators such as the inversion of the yield curve and the Fed’s lowering interest rates signal a recession on the horizon? And what would a recession mean for housing?The U.S. is currently in the longest economic expansion recorded. While economic expansions eventually end, indicators such as an inverted yield curve or monetary easing don’t always signal an impending recession. Consumers are still confident and they are still spending money. Unemployment is low, and the economy continues to grow. Whenever a recession would hit, housing will be in good shape to weather a downturn. Unlike the last recession, homeowners are in a good position. Eight-plus years of increasing home prices have resulted in record amounts of home equity. Unlike the mid-2000s, owners aren’t tapping into this equity. Delinquencies are near record-low levels. Also unlike the mid-2000s there is a shortage of for-sale housing.How is the trade war and tariffs impacting housing?We keep hearing about a shortage of for-sale housing, particularly at the lower-price points. Newly constructed homes help ease that shortage. However, tariffs imposed on steel and aluminum increased the cost of building materials, increasing the cost of new construction.What factors are keeping first-time buyers out of the market?Our research tells us that millennials, particularly the oldest ones, have a desire to become homeowners. Older millennials (those aged 30–38) are actively engaged in homebuying, with the majority of them either already purchasing homes or expecting to do so in the next year. Younger millennials are primarily renters, though roughly a quarter of the younger millennials have already purchased a home.So, the demand is there, but there are barriers to owning for these households. For those not interested in buying, most cite affordability as the primary reason—they say they can’t afford a home, they can’t find a home where they want to live, or they can’t come up with a downpayment.Are there any shifting regulatory factors to look out for in the near future?We are keeping our eye on the expiration of the QM patch—the temporary category under which loans eligible for purchase by the GSEs qualify as QM loans. While January 2021 might seem like a long way away, policy makers are discussing the patch and CoreLogic has been studying the impacts of the QM patch and the size of this market.What are some way affordability is being hindered or helped?Rapidly rising home prices, especially of lower-priced homes, has made homes unaffordable for many would-be buyers. However, while home prices have continued to increase, the rate of increase has slowed sharply. If you add to that the recent decrease in mortgage interest rates, you end up with lower mortgage payments. Payments on loans made starting this spring are lower than they were a year ago.What does your day-to-day look like at CoreLogic?On most days I am looking over research and data releases put out by the Office of the Chief Economist. Each of the data releases is accompanied by a blog, and there are always interview requests. Besides the data releases, I like to take a deeper dive into the CoreLogic property records to evaluate data quality and to find new trends. Finally, I don’t want to forget about the great team we have in the Office of the Chief Economist. After 12 years of hiding: Murder suspect nabbed

Bacolod biz leaders want to relax curfew

first_imgBY DOMINIQUE GABRIEL BAÑAGABACOLOD City – Business leaders in this city is urging the city government to further relax the current 10 p.m. to 4 a.m. curfew in order for some establishments to operate during the late evening hours.In an interview with Bombo Radyo-Bacolod, Metro Bacolod Chamber of Commerce and Industry (MBCCI) Chief Executive Officer Frank Carbon, said they have drafted a letter to Vice Mayor El Cid Familiaran.Hoping the city government would listen to their proposal, Carbon said letting some of business establishments to operate in the evening hours would increase sales and at the same time bring in additional income for the city government itself.In a follow-up interview, Familiaran said the Sangguniang Panlungsod will review the proposal submitted to them by Carbon, and they will discuss the matter with Mayor Evelio Leonardia.Under the MBCCI’s proposal they are seeking to move the curfew hours to 12 a.m. to 4 a.m.However, an amendment of the present curfew ordinance will be needed in order to relax the current curfew hourslast_img read more

For many people, these are the first words that come to mind when thinking about motorbikes and bikers.For bikers, it’s about the wind in your hair, the freedom a motorbike can give you, no restraints or seatbelts, a passion for speed, pushing the limits for excitement, a way of life. For Harley-Davidson riders it’s also about giving back to others.The iconic motorcycle brand recently launched its 2012 range, and whether the mighty machines inspire envy, admiration or irritation, it is important to not forget that they are used extensively for good in South Africa and elsewhere.The Turbine Hall in Newtown was the setting for Harley-Davidson’s unveiling earlier in September. The event was hosted by local soap star and Harley rider Jack Devnarain of Isidingo fame. Other big names present included award winning singer Louise Carver, TV personality Kuli Roberts, and musician HHP, as well as popular rockers, Southern Gypsy Queen, who provided entertainment for the evening.“The Harley-Davidson brand represents passion, freedom of expression, individuality, independence and adventure,” said Celine Gruizinga, Harley-Davidson’s country manager in Africa, in a statement. “The launch was proof that Harley is a unique lifestyle brand that extends far beyond the road.”Doing good around the worldHarley-Davidson’s official charity is the Muscular Dystrophy Foundation of South Africa, a cause that’s promoted at rallies and other gatherings. Other chapters around the world support the cause in their own regions.Over 31 years of support, Harley riders have raised millions for research into the disease, which affects people through increasing muscle weakness and death of muscle tissue. Eventually physical functions may become so severely impaired that the individual’s quality of life is diminished.Another charity actively supported by local Harley riders is the annual Toy Run, where bikers bring a toy to give to a needy child over the festive season.  Other riders take part in events such as the Journey of Hope run for breast cancer, or Bikers Against Crime. In July 2011 the Harley brand was involved in the annual Bikers for Mandela Day initiative, which saw a group of bikers depart on a 2 200km round trip through Gauteng and Mpumalanga provinces, working in soup kitchens, painting childcare centres, and helping communities wherever possible.Breaking the mouldThe stereotypical biker is a tough-looking guy with long hair, a beard, bike leathers, tattoos and piercings who belongs to a motorcycle club. While many bikers look the part, underneath they are often professional working people such as doctors, lawyers and other well-earning individuals who buy Harleys to show off their achievements in life. Harleys are generally pricier than the average bike. For many owners, customisation is key, and one Harley can differ vastly from the next one, with unique parts and qualities. This is part of the Harley tradition.Each area with a Harley-Davidson dealership has an associated motorcycle club. These clubs are very supportive of charities, and within the Harley community, over 65 000 bikers have been known to show up for fundraising events. On Harley Davidson runs, responsible riding is what it’s all about and there will always be safety officials present to make sure rules are followed. A chosen biker leads the way, setting the pace for everyone to follow. This biker may not be overtaken because he or she rides at a speed that is safe for everyone. New toys for boys and girlsWith 2012 looming, Harley-Davidson’s new range for the coming year features 29 new innovations, including a bike that changes as your mood changes. The new Dyna FLD Switchback, for touring or for cruising? It can be either within 30 seconds as the bike sports easy-to-detach saddlebags and windscreen, effortlessly changing from one style to the other.Harley celebrates the 10-year anniversary of the original V-Rod engine with a limited-availability power cruiser, the V-Rod 10th Anniversary edition, which will only be sold during 2012. This is one of three new bikes in the V-Rod range alongside the Night Rod Special and the V-Rod Muscle.The new number for Harley-Davidson is 103, as the 2012 line hasn’t just had a change in looks, but a change in heart too. Harley has selected a few of the new models to carry the 103 cubic inch engine, a more powerful, yet more fuel-efficient development.The twin-cam powerhouse, equivalent to about 1 700 cc, allows for cruising at lower revolutions, so the rider can enjoy the ride for longer. Pack programme brings primary healthcare to the people

This makes it an essential for poorer, under-resourced regionsNow BMJ, a global healthcare knowledge company, has joined with the UCT Lung Institute’s Knowledge Translation Unit to develop and distribute the Pack programme to healthcare workers in low to middle-income countries.INCREASING HUMAN CAPACITY IN HEALTHCAREThis collaboration will train and support doctors, nurses and pharmacists to improve primary healthcare in underdeveloped areas.
